We successfully achieved planning permission for the demolition of our clients existing house and outbuilding and the erection of a new dwelling set back form the road which gave increased privacy. The property which was situated in Braintree, Essex was within the Green Belt. Our clients had recently purchased the property with planning permission in place for a replacement dwelling, however the proposals were not to their requirements and they required more space. We worked closely with the architect who understood the local vernacular and the need to ensure that the increase in volume was minor. We were able to show that the proposal met planning policy and we achieved a larger house to suit the client’s requirements. The proposal required the demolition of an ancillary outbuilding and we could prove that this was used for domestic use, trading the floor area for new build.
