Pre-Purchase Planning Pack

Over time we have discovered that a significant number of our new enquiries are from potential property buyers who want a view on a planning matter prior to deciding whether to proceed with making an offer. In response we have developed the Pre Property Purchase Package (PPPP).


STAGE ONE – £300 fee

We will speak to you on the phone regarding your potential purchase and future plans for change/development, and report in writing to you on the following matters:

1. Future building constraints
A report upon limitations or restrictions regarding using and developing the property such as Listing, identifying Area of Outstanding Natural Beauty, Sites of Special Scientific interest, Flood Risk areas, Ancient Woodlands and Scheduled Monuments. We will guide you on the implications of each of these constraints.

We will advise you on Permitted Development Rights pertaining to the property.

2. Planning history
A comprehensive examination of the planning applications that have been made, their outcome and where refused, the reasons for refusal.

A report on the national and local policy framework that is likely to be influential and which effects the property and potential future development of it.

This is a desktop appraisal of the site which will provide an initial view on the potential of developing the property to meet your brief.


STAGE TWO – £500 – £750 fee

The fee depends on the complexity of your planned proposals for the property and the size of the existing property, as well as distance from our offices in Cranbrook and Cirencester.

In addition to the services provided under stage one we will:

1. Site meeting
A visit to the property to meet you and discuss your proposals in more detail, offering development advice regarding the likely impact and the need for other specialist input.

Planning is a highly emotive matter and policy varies from authority to authority. It is complex and there are no guarantees. Initial advice provided in Stages one and two are our professional view based upon initial research however it does not constitute a guarantee that planning permission will be granted.
