Pre-Purchase Advice

At the Rural Planning Practice, we are able to advise clients on pre – purchase advice on land or property they are interested in purchasing. We are able to assist on any potential development or limitations you may have in getting planning permission.

Because planning can be a highly complex matter, with varying policies from authority to authority, our team is able to look at all relevant authorities’ policies for you. Through our knowledge, we can identify any known constraints and the relevant Local and National Policies. However, it cannot constitute a guarantee that planning permission will be granted.

One of our team will speak to you on the phone regarding your potential purchase and future plans. After the phone call, subject to further research and a site visit* we will report on:

 

  • Future building constraints
    A report outlining the limitations or restrictions regarding using and developing the property or land. This can include a Listed Building, being in an Area of Outstanding Natural Beauty, Sites of Special Scientific Interest, Flood Risk areas, Ancient Woodlands, and Scheduled Monuments. We can guide you on the implications of each of these constraints.
  • We will advise you on any relevant Permitted Development Rights.

Planning History and Policy 

  •  An examination of previous planning applications and their outcomes. We can also advise on why planning permission may have been refused.
  • A report on any National and Local Planning policy that may influence your proposal.

 

*The site visit is carried out as a service, therefore, includes a fee. The fee is entirely bespoke – as it depends on the complexity of your proposals and travelling distances from our offices in Cranbrook or Cirencester. The fees quoted are exclusive of VAT.
