Successful application for a change of use to a mixed use of residential and holiday accommodation

Our client contacted us following advice from the Local Planning Authority that an application should be made for a change of use. The large property functions as both a family home and a large holiday let. The size of the property and number of guests being key factors in the LPA’s decision to request that an application be made.

The team put together a clear case that the holiday let use had no significant impact on the wider area, which lies within an Area of Outstanding Natural Beauty and is close to Ancient Woodland and Heritage Assets. The property is in an area popular with tourists.

We successfully argued that the benefits to the local economy and the number of attractions within walking distance of the house ensured that the proposal met the relevant planning policies.
