An application was made on behalf of our client who is the owner and occupier of a detached property with a recently constructed double garage with living accommodation.

This application was made to remove a condition in order to allow the use of the annexe accommodation as short-term holiday accommodation and ancillary residential use in connection with the main house.

Our team was able to demonstrate that the use of the annexe accommodation for occasional short-term tourist accommodation, as well as a private ancillary use, is compatible with the surrounding land uses. The removal of the restrictive condition will have no detrimental impact on the residential amenity in the area.

Furthermore, we were able to show that there were clear economic benefits to the rural economy to be gained through the establishment of such accommodation.

The use of the building as tourist accommodation met the criteria for the adopted Local Plan policy.

The council approved the application.
