Application for a New Equestrian and Agricultural Yard with revised internal access, Buckinghamshire

Our client had purchased an existing equestrian facility and house and wanted to improve facilities for her livery clients and for her own horses with space retained to accommodate the agricultural role of part of the land.

Proposals included relocating an existing sand school, the demolition and replacement of all existing outbuildings and a change of internal access to divert agricultural and equestrian traffic away from the domestic elements including the owner’s Grade II listed house.

The existing equestrian provision had been developed in an ad hoc fashion over time which resulted in an unsatisfactory design and layout.

The site has a number of constraints. In addition to the proximity of heritage assets, it is also located in a National Landscape and within the Green Belt. Other issues to be addressed were drainage, transport, and ecology. We drew together a team of professionals to work together in order address these issues.

Having extensive knowledge of horses, their welfare and how yards best operate meant we were able to work with the client to produce a layout that worked for her, her clients and the horses on site and then convincingly argue the case for the proposals to the local authority.
